I think for someone looking at 2 bedroom condos with outdoor space, but also considering houses, this would work. Similar price points.
PLG house sold for $525K in 2008 and, as househunt said, has been on the market for a long time. (I’ve seen it in the window at Warren Lewis for at least 8 months now). Presumably, it was purchased to flip. I think $799K is unrealistic for the area.

dunno Expert, i kinda think it’s cute except for some things I would change -light fixtures etc

yeah, sounds a bit high, househunt after looking at size of house and view of street looks like lots of aluminum siding.

But these days I think you have to ask more because buyers are going to expect at least 10% off asking. I don’t think will sell for below $1m though if that is where you are headed.
Househunt — I’ve seen s. slope frames go for more, but usually the larger ones. This is 16.7 ft wide and doesn’t have the extra floor on top, as far as I can tell.
Am I the only one around here underwhelmed by the 12th st house? Price that baby in the mid 900’s.
Househunt – yes I do, I think it should be priced at 1.2mil and it will prob sell for 1.1
12th Street house is on a decent block. But I agere about the next block — between 6/7. For some reason, this block has always been noisy and difficult. There are lots of S. Slope blocks where the old timers and waves of newbiers get along really well and form a real sense of community, including my block. 12 –6/7 is just not one of them. Even South Slope old timers will tell you that block has always been noisy and difficult.
I saw lefferts house a couple of years ago before it was renovated. . . from top to bottom. I think it’s a fine location and a nice house, but. . ..
It’s been sitting there at this price for the longest so not sure what makes anyone say it’s priced right.
Also not sure why seller puts it on different websites at different prices. If you go thru one broker at $839 and another at $799, then I would call your bluff and offer like $550.
If I was the owner/flipper I’d be happy to come close to breaking even and get out of Dodge.
