Jack Nicholson fans rejoice: A house on the street where As Good As It Gets was shot has just hit the market, and it’s a beauty! 20 Fuller Place has all its original charm intact and has had a thorough updating of all systems along with a makeover of the basement. All in all, a great house. The asking price of $1,425,000 is a little higher than similar houses on this block have gone for in the past, but we think they might just get it.

The rec room is windowless you know. there are really only two bedrooms in the house.
It’s a mini-house at a fairly maxi price.
I see where the price came from. 5 Fuller sold for $1,425,000 last month, from an asking price of $1,369,000. Three bedrooms, but without the extension, so just the same sf as this one. Pretty strong sale.
I think Windsor Terrace is underrated. It’s extremely leafy and quiet, right next to the Park, right next to Park Slope and is super safe. It also has a very tight knit neighborhood feel to it with these very charming “little houses.” I really enjoy it, because it feels as though Windsor Terrace is much the same as it probably was 50 years ago.
I’d choose Windsor Terrace over a number of other neighborhoods frequently talked about on this blog because of low crime and proximity to the park.
Splitting the back bedroom in to two would result in two awfully tiny bedrooms…. I guess you could wall off the “office” in the basement and use it as another tiny bedroom (so long as DOB didn’t know about it).
But all in all, this is a beautifully renovated little two-bedroom cottage. I sincerely doubt they’ll get asking price, no matter how well renovated.
Those are huge bedrooms by NYC standards, and the finished basement is nice. I think it will go for about 100K less than ask.
