Jack Nicholson fans rejoice: A house on the street where As Good As It Gets was shot has just hit the market, and it’s a beauty! 20 Fuller Place has all its original charm intact and has had a thorough updating of all systems along with a makeover of the basement. All in all, a great house. The asking price of $1,425,000 is a little higher than similar houses on this block have gone for in the past, but we think they might just get it.

compared to condo psf, this is favorable. compared to houses, not favorable at all. there are definitely willing buyers for these cute little houses at these price points but would suspect most will prefer spending that kind of dough elsewhere.
This is in the zone for PS 154, a great school. We have a similarly sized house in WT (not on Fuller!) and have a family of 4. It is plenty of room, my school-age kids share a HUGE BR and have a bathroom, we have a large MBR with BA. I think a nicely laid out 2 BR, 2 BA house in a good school district is a great way to raise a small family. Also, with the recent comp, I think this might get close to ask. Personally I liked 5 Fuller better, much more original details, no center stair, but many people probably prefer the open plan too.
This would be my mother on her first visit:
“Oh this is very cute, my my, look you have your own little porch with your own front door, and there isn’t much to keep clean, I just hate too many rooms, is this really the house that Helen Hunt lived in in that movie..it was so heartbreaking that she couldn’t afford a good doctor for her child”
Heather, this is right by the 15th Street F station that many people in Park Slope use. The F isn’t my favorite, but since we know PS is a pretty popular place to live, I don’t see how this house is any less attractive in terms of transportation options.
And I see houses talked about here in Clinton Hill (or even Greenpoint) area 10 minutes walk to a G train with far higher crime and lower quality schools and no one seems to take issue.
How are the public schools in WT?
And in Philadelphia, for that money, you could buy like five of these. Possibly more. AND you wouldn’t be on the F train. WT and Kensington and points farther are adorable, don’t get me wrong — but they’re not convenient to commuting.
From what I can tell they sacrificed the office/den that most of these houses on Fuller and Howard have for a second bathroom. That will appeal to a family of 3 or 4. I don’t see the big deal.
People paid a million dollars for 2 bedroom apartments at The Lincoln on Lincoln Place and 7th Avenue. They were about 1100 sf.
You don’t think someone might want a 2000 sf house with 2 bedrooms for a little more money? It’s not like most people in NYC have more than 1 child anyway.
Guests can sleep in the rec room.
