Jack Nicholson fans rejoice: A house on the street where As Good As It Gets was shot has just hit the market, and it’s a beauty! 20 Fuller Place has all its original charm intact and has had a thorough updating of all systems along with a makeover of the basement. All in all, a great house. The asking price of $1,425,000 is a little higher than similar houses on this block have gone for in the past, but we think they might just get it.

5 Fuller Place sold for 1.425 just a couple of months ago, the deed was recorded last week.
The problem with predicting what a house is worth, or a house in a particular neighborhood is worth is that when someone steps up to buy it at a particular price that is the value…at that moment and to that buyer. Windsor Terrace isn’t Park Slope – that’s the bad news….and also the good news. There are many good reasons for living in Park Slope, and a few good ones for preferring Windsor Terrace – it just depends on who you are and how you want to live. Keep in mind, there is only one Fuller Place.
This house is a block from the F and is a 35 minute ride to midtown. Parking is easy. Any time before 8pm you probably park within a spot or two of your house.
If you want a house, with a yard, in a good school district, that doesn’t need to be fixed up- in Park Slope-…challenging to find in Park Slope for this price
Yes, tis true. And Gowanus and Boreum Hill and Prospect Heights apparently if you peruse craigslist. It’s amazing how many ads I see north of Flatbush called “Park Slope”
there will always be “someone” and we’re not saying such “someone” doesnt exist or is crazy, etc. – to each his/her own as far as the buying decision. but when comparing across the masses, this is pricey.
for me, I like the ease of parking and closer proximity to Manhattan when I chose Clinton Hill over Park Slope but I’m the minority / that “someone” who made the decision on those criterias which is not representative of the larger buyer pool.
along your lines of thinking. if you’re just talking about 100k, it’s relative chump change at that point, why not have the extra sq ft in case of unexpected add’l child, parents needing to move in for a while,… for 1.5M, once can get some nice in prime slope

I think a lot of buyers just kinda consider WT an extension of Park Slope in which case the price variable really seems to have narrowed in the past few years. It’s not a very large neighborhood on its own and most people who live there do most of their shopping and dining in The Slope.
South Slope on 7th Avenue has seen an influx of a lot of nice dining (and bar options)…Thistle Hill Tavern, Beer Table, Cafe Grumpy, Fonda (amazing, btw) and a host of other establishments (Union Market) that make WT very attractive.
Some people really love being near the Park (I am one of them) and the closer the better so that I’d rather have this house than a house between 4th and 5th Avenue, for instance.
Also, some people don’t want or need a huge house but are trying to live in a more earth friendly way. Why buy a house with extra bedrooms you will use twice a year for granny when you can put her up in one of the 20 hotels that have sprouted in the area and save a couple 100k’s on a smaller house.
11217, no doubt. but to say this isnt pricey cause lincoln condos are $1M or higher is not fair comp. spend a little more and one can get a small 3 story (& bigger) house in prime slope in ps 321. or are we saying the transport, retail, safety, and schools there INFERIOR to windsor?
