All in all, a great house. The asking price of $1,425,000 is a little higher than similar houses on this block have gone for in the past, but we think they might just get it.

Are people really paying over a million buckaroos for 16′ Wide 2-bedroom houses?
Nice renovation but I agree with the 2 BR critique – it’s really a shame they did not make upstairs 3BR when they renovated. Also, stairwell, while pretty, seems too assertive. Works better in these houses when off to side and does not dominate space so much. Charming, but quite small for the price.
Handsome place and nice block but at an insane price! I thought the appeal of Windsor Terrace was as a cheaper alternative to Park Slope where more folks could afford to raise families there. But 2 bedrooms means few families can fit and that price means few can afford it. Even with only 1 (or two bunked) child, for $1.4 million, I’d expect a proper guest room…or two.

i like this a lot (especially if really really renovated). the floor plan is perfect. the flow makes sense and love that you could have guests on the porch from the living room. really like the idea of a covered porch given the typically bad weather we have here (too hot, too cold, too rainy, etc..)
i don’t know pricing for the area, but this will sell quickly.
@ Maly – according to the 6 months later link above, 36 Fuller went for $1,237,000, which makes the 15% hike to this well finished house seem palatable, especially given the time differences between the depths of June 2009 to now.
Agree the 2-bedroom issue could be a stumbling block for many buyers, though I guess the rear bedroom could be divided into two. I know another house on this block that has a rear extension on the 2nd floor over the dining room. Makes for a much bigger house.
I didn’t even read the brokers narrative of the house. Cause no matter what they say to glorify this house, it’s A FREAKING 2-BEDROOM HOUSE! And for 1.4 mil!?!?!?

this is example of what I mean when I said small 2 story windsor houses getting psf that challenges and sometimes exceed psf we see in prime Park slope.
very nice house but it’s small and 1.4M is no chump change. given recent history, it’ll sell close to ask too. amazing pricing power for these cute little houses.
2 bedrooms though. 36 Fuller was a 3 bedroom + den and sold for $1,075,000. I don’t see how they can expect 30% more for a smaller house, no matter how cute.
