Jack Nicholson fans rejoice: A house on the street where As Good As It Gets was shot has just hit the market, and it’s a beauty! 20 Fuller Place has all its original charm intact and has had a thorough updating of all systems along with a makeover of the basement. All in all, a great house. The asking price of $1,425,000 is a little higher than similar houses on this block have gone for in the past, but we think they might just get it.

oh, someone beat me to it on not counting the finished cellar sq ft. the psf on this is out of this world. but as much as we find it amazing/outrageous, these cute little houses do sell at these premo prices.
WT prices have held up very well the last few years.
This is a pretty prime block.
I think they’ll get within 10% of ask.
$1,237,00 was the last asking price (down from the original $1,325,000). According to public records, the selling price was $1,075,000.
5 Fuller recently sold in a week, asking 1.3-something. Don’t know what they got, but heard from friends who bid (and lost) it was a bidding war. I can’t remember if it was 2 or 3 BR, but same dimensions, so you are just talking about splitting that back BR into 2 smaller ones…not always the best idea, IMO.
11217, it is not outrageous in Park Slope or Cobble Hill but in Windsor Terrace it may be marginally outrageous.
Well that 620psf includes cellar space – typically, home on the market do not include that. This house is basically 2 BR plus a finished rec room – hard to compare on psf to other homes that usually do not include cellar in square footage.
Is $620 psf really all that outrageous?
I think this may appeal to a Manhattanite who is about to cash in 750k for their 1 bedroom apartment on the UWS.

If this house, or a similar house with a front porch were in a landmarked district, would LPC disallow you putting a ceiling fan on that front porch???
