This home is a half block from where the neighborhood starts to become industrial, to the east. (To me it seems to begin to become industrial at Hoyt and 3rd.) And it is active industry… not vacate industrial buildings.
I don’t know what industry is in that area, but a block or two away it involves heavy machinery and dusty debris in a large open barren field.
Can anyone provide info regarding the industry in that area?
It’s not a terrible thing, but it’s not the most desireable thing either.
And this industrial area is the Gowanus Canal industrial area.
(One block away? Two blocks away? I don’t know how to define the superfund border.)
That will probably spook some buyers.
This is not prime Carroll Gardens.
It almost feels more like Gowanus than Garroll Gardens.

Holy Mackerel, did anybody check out the AWESOME light fixture in the blue-on-blue living room? Love it.
And yes, it’s horrible, but the more I stare at that turquoise, the more it grows on me. It’s just so crazy that I could see some really cool, minimal streamlined mid-century modern furniture creating a fabulous room in there. I might not even pull up the carpeting.

i’ll go out on a limb and guess 1.5 mio clams.
this is a good price for a good block in a good school district. yes traffic whacks it 10% but this is a very good price. also short back yard.
in this newly revitalized market, someone will step up to renovate back to a nice single family. they will update everything along the way so it won’t be that cheap but in the end you’d have a nice house for a fair price.
six-twelve months ago no one was touching these kind of projects.
oh and for pricing finished product. 344 1st street is already in contract. one open house. outrageous, and i mean outrageous, asking price be damned.
