This three-story brick house at 43 3rd Street in Carroll Gardens just hit the market with an asking price of $1,390,000. It looks like a very cute place to us, with lots original detail on both the inside and outside. To us, it’s screaming out to be a one-family, but appears to work fine currently as a two. You likey?

  1. Wow, so many comments on the blue walls and carpeting!! When is someone going to comment on the 800 lb gorilla in the room? I agree there’s too much blue in the room, but how is everyone ignoring those couches?!? Those are the real travesty!!

    Per my previous post though, I still think it is a lovely, reasonably priced house notwithstanding need for interior decoration makeover.

    Zoom way in on the block – at least a half dozen above ground pools on the block (Smith/Hoyt/2nd/3rd). Must be a lot of kids around there.

    So currently being used as a one bedroom duplex with a one bedroom rental. Gotta agree with ‘stoner this one should be converted back to a single family.

    Is that F train station entrance at Smith/2nd going to be closed for a long time because of the construction at 360 Smith? I don’t go this far down Smith very often.

  3. Why would someone want to spend all that money on what is basically a 1BR duplex with a 1BR rental that eats up a big chunk of your living space (to preserve hallway for renters)? And on a noisy block to boot? Of course, you can reconfigure, but that will add a hefty sum to the price tag…

  4. One of the few reasonably priced houses in a prime Brooklyn neighborhood I have seen recently. I bet they get within 5% of ask as it is a lovely home (some people’s – I must say legitimate – feelings about the 2nd floor rental unit notwithstanding) albeit on a somewhat loud stretch of 3rd Avenue, right by the light at Smith so there will be horns at rush hour. If buyer puts 20% down, monthly mortgage comes out to $6,100 a month or $4,100 after tax deduction. The duplex could command $3,000 a month to rent with the top floor getting at least $1,600 so not bad when looked at within that light, although it does sell for probably 20-25x annual rent roll.

  5. This is a nice place (ex the blue carpeting). That beautiful entrance hallway is exactly why I rant on and on about the fact that the rental unit should be in the basement. But, sans a parlour deck, this works out.
