This three-story brick house at 43 3rd Street in Carroll Gardens just hit the market with an asking price of $1,390,000. It looks like a very cute place to us, with lots original detail on both the inside and outside. To us, it’s screaming out to be a one-family, but appears to work fine currently as a two. You likey?

  1. DIBS – I don’t think its just ripping out a kitchen. I assume the garden level kitchen is yucky or else there’d be pix. So at very least, it’s redoing that one. Plus, given frozen-in-aspic decor, you can bet plumbing/electric needs updating. Finally, parlor floor kitchens are generally best IMHO since that’s your grandest floor for entertaining. So it’s more work than what you’re suggesting – hence, final price tag for this would be significantly more.

  2. bkhabitat – interior decorating is easy to fix. Bad layout is not (or at least, not without spending $$). This house has a bad layout for many buyers. That, coupled with bad block, make price not so reasonable.

  3. Definitely would be more livable as a one family. Otherwise its two one bedroom apts. Cute house. Not on 3rd Ave though. Don’t know where that comment is coming from. near the Carrol Street F stop which is pretty nice location. Don’t think they will have to reduce price much to sell this.

  4. Boerum, they say it is closed until Fall 2010 for the construction of the new building, but I’ll buy you a pint of your favorite brew if the construction actually finishes on time and the re-opening actually happens anytime this year.

  5. Of course, you can reconfigure, but that will add a hefty sum to the price tag…

    How much does it cost to tear out a kitchen and put a few more closets in? Not much at all.

  7. OH, and bkhabitant is spot on, that stretch of 3rd is pretty heavy traffic (limited number of bridges over the canal – 9th, 3rd, and one other IIRC) pretty much anytime the sun is up.
