PS 58 Petebklyn – its a popular school with Franco Americans (sizable demographic increase in CG over the last decade) because they have a dual language French program.
there’s a furnished duplex for rent on this blk or super near by for 2700. believe that listing is on corcoran too.
It is going to require a major internal paint job but you would do that anyway and I wonder how much it costs to get that paint OFF the facade but floors and walls look in good shape it looks in good shape. You can also assume you need new kitchens and baths. Also those houses usually have big front yards, wonder why you can’t get a full shot of the front of the house. It is getting close to the BQE down there but I still like that area, though it is getting funkyish. Hate the exterior paint.

I agree with Miss Muffet’s assessment of the house’s condition, but predict this will go into a bidding war pronto and sell for near ask.
Sure, this place will need restoration or updating of baths and kitchens. But how many places do you see with all original details intact that are this easy to turn back into a one family?

couple doors up from 3rd and Bond development. What are price there per sq ft?
too lazy to check which elementary school zoned for that could be a big plus (or minus).
3rd is a wider busier street but not big deal.

Agreed Pigeon, this is on the CG/Gowanus border. But personally I think traffic is more of an issue than nearby industry. If only this house were on 2nd St…
Not my price range, but I would not look at anything east of Smith on 3rd Street, just way too much traffic. Plus I’m spoiled where I am now on Pacific…I want a tree lined block! (wah)

It’s not surprising that 344 1st Street went into contract so quickley.
I viewed it at the open house.
It is an exceptionally beautifully renovated home.
Top-notch in every way.
I left the open house thinking “This home will not be on the market for long.”
it’s a nice block.
not the most prime of prime.
price already reflects that and more.
unless there is some structural flaw this is very well priced. oh i should just shut up and go look instead of potentially alerting a potential competitor.
