It looks like a very cute place to us, with lots original detail on both the inside and outside. To us, it’s screaming out to be a one-family, but appears to work fine currently as a two. You likey?

  1. You’re right, Ringo, this would be so easy to configure with a galley kitchen on the parlor floor and a rental on the ground floor. Though it is a small house — not that there’s anything wrong with that.

  2. I like this house. I don’t see the big floorplan issues. I’d probably stack a kitchen in the parlor, on top of the garden level kitchen and have 3-bedroom place with a garden rental. PS 58 is decent. Block is iffy. But for 1.15? A lot of people who own co-ops and could put 30-40% down could swing this pretty easily with low carrying costs.

  3. The one big plus is that this is in PS58 elementary school zone, which is a pretty good school. Or, at least, nowhere near as bad as some others around.

    That’s what the sellers must be using to inflate their price, ’cause for the life of me, this is a 20×30 house, so you’re buying 1200 square feet to live in and 600 sqft to rent for $6000/month?

    Just doesn’t add up to me. Sellers obviously want to clear over a $1,000,000, but i’d only pay $999,999.

    you heard it hear first. ppty values on 3rd st to jump because of decreased traffic/congestion. or fall due to decreased transportation options.
