Yeah, CG on the other side of Court is like a whole different universe in terms of the vibe. I think it has been changing in the last 5-10 years but I used to not like that stretch around 9th and Court towards the BQE. But that end of Court has changed a lot in the last few years, plus it seems like there has been a lot of renovation/gentrification/conjunction/junction/what’s my function.
Speaking of Atlantic…I remember well my very first crossing in 1999. I was living in Manhattan at the time but going to have a weeknight dinner with my Aunt/Uncle (who ultimately would pass their place on to me when they retired)…so I’m yapping on the cell and dropped something halfway across and it takes me a second to get my stuff together and the light changed and next thing I know there are cars zooming by me in both directions and honking horns and mean people yelling at me “GO HOME YUPPIE SCUMBAG!!” and I wanted to sit down on the sidewalk and cry and say ‘I don’t wanna move here’.
But I sucked it up and its been a great decade.

Antidope, where are you getting 38ft floor plate? Per the floorplans shown this place is 31ft, max. which puts it well under 2000sf. Tiny for a townhouse, no arguing.
Well, I really don’t know that stretch of Boerum Hill the way you do — I have a morbid terror of crossing a certain part of Atlantic Avenue, so maybe I went overboard with my comments there. And for this house, I assumed that it was on a different part of 3rd. For years, I walked fast for exercise down from my place in Brooklyn Heights, down either Clinton St. or Henry Street, all the way to Hamilton Avenue near to where you get into the BBTunnel. When I got to 1st st, I knew it was only a couple of minutes before I got to that area but that is much further west from this house. And in that area, the houses do have big lawns, so I was mistaken. Anyway, peace and I hope to meet you at a gathering too.
i would not like to live this close to the gowanus, but people seem to like the area. im gonna say this one closes pretty close to ask unless there’s a defect at due diligence time.
Seems like Donatella’s knowledge of CG is on par with his mastery of Boerum Hill.
Seems like I upset you, Boerum Hill. I am very sorry. Also I am a she. I like that area of Carroll Gardens. What did I get wrong?

No, not at all. But this house is NOWHERE near the BQE, and the big front yards of CG are on President and Carroll. Oh, and also also Atlantic Avenue is a non-issue if you live in the Boerum Hill historic district (Pacific/Dean/Bergen).
BTW, one reason your comments about Atlantic Ave comment stuck with me so much is for months I had assumed you were the pseudo famous artist in Boerum Hill who goes by Donatella. So now my assumptions about you are doubly wrong (the artist is a he). I feel a little silly thinking I knew anything about you.
Anyway, we don’t really know anything about folks who post 5-50 words on the internet a few times a day. Maybe we’ll get a chance to meetup in person one day at a Brownstoner social.

it is not that small folks. chuck is wrong on at least two things. 1. ultimate sale price and 2. floorplate.
floorplate is 20×38, which is pretty close to standard 20×40.
on price he’ll be off even more than the 25% he was off on the floorplate.
ringo, i figured out the discrepancy on the floorplan and the actual garden. the listing floorplan truncates the length of the garden to fit the webpage. it does a disservice to the listing, imo.
Think how swell this would look with striped Venetian carpet, as originally intended.
