Wow. Could this 4,000-square-foot spread at The Montauk Club be the coolest apartment in all of Brooklyn? If it had outdoor space it would be a lay-up. As is, though, the entire floor of the historic club is pretty darn impressive, with its 45-foot-long ballroom and original leaded glass windows, mahogany wainscotting and inlaid mosaic tiles. Crazy. This time, the listing’s claim that this is a “once in a lifetime offering” isn’t B.S.

  1. Great apartment. Great location. Great building.
    But the carrying costs are a joke.
    That building needs sooooo much work on the exterior.
    Your assessments for capital improvements could be
    hundreds of thousands a year for several years. Can you even imagine how much it will cost to repair the terra-cotta and the windows and even the cast iron fence that is falling apart? Millions. And I don’t think there are that many owners to share the cost.

  2. ENY – sure. If I had $4mm to spend on a house I’d … probably spend $2mm on a townhouse and $2mm on an investment property. 😛

    But someone out there is dying for a place like this and will probably put up the dough.

  3. It’s something special, but if I had that kind of scrilla, I don’t imagine I’d spend it to live here. I can’t see spending $4M to share a building, even a historic one.
