Streamline metal wall cladding over seepy brick external wall?
Our three story brick rowhouse adjoins a two story building on one side and the exposed 3rd story wall lets moisture through in addition to there being problems where there should be flashing where our wall meets the neighboring roof, but isn’t. The result is that the plaster on our interior wall is deteriorating. The exterior wall has been “waterproofed” but the problem persists. A contractor recommended affixing a Streamline metal wall over the exterior brick wall and capping it, essentially putting a new wall over the old brick one. The $6000 price seems reasonable. Does anyone have experience with this solution? Dimensions are about 50 ft length x about 12 ft height (one story)

I have nothing to add to what WileyNYC1 wrote. Covering it up will temporarily solve your problem, but potentially create others. Moisture is getting into those bricks, but it is also getting out. How will covering it with metal affect that process? Will you be dealing with corroded metal (or interior mold–from moisture which can no longer escape) in three years?

The simple answer is: you are on the right track to cover the brick wall with an exterior grade metal panel or similar material. You are right – the brick at the demising wall was never intended to be exposed. What you are describing is esentially creating a so-called rain-screen that will be mounted some distance away from the wall. It is likely though that the previous waterproofing material needs to be removed (if possible) and a breathable membrane be installed on top of the brick. I suggest you contact an architect to specify the correct assembly.

I appreciate your dilema. In my experience covering up a problem usually leads to more problems down the road. If the brick is leaking it should be repointed and bad bricks replaced. If your flashing is in bad shape, then it should be re-done. When you say the exterior was waterproofed, what procedure was done and have you had the contractor who did the work back to correct the issue?
