Sidewalk repair in landmarked Area

I applied for a landmarks sidewalk permit myself and it was not a difficult process. I can’t say what they will ask for given you have concrete already (we were widening a tree pit and moving existing bluestone) but we had a relatively simple exchange back and forward via email. They have very detailed requirements for the application on their website which helps.

I need to level/fix-up my sidewalk which is in a landmarked area, and I had a few questions: – How long does it take to get a Landmark permit for this and what is involved? Is it worth it to get a permit or can I just pay someone to fix it up without the permit? – Will Landmark make me replace all bluestone with new bluestone? I assume they won’t make me replace concrete that is currently there with bluestone? – Any recommendations on bluestone contractors to do the work and how much does that typically cost? Thanks! Josh

I have seen sidewalk and front yard work performed by Carlos Serna, and it looked good. He definitely should be on the list of people you call for a quote. As far as I know, you can mix bluestone and concrete, but not in the same “square”; so if some of the bluestone is broken, the slab can not be patched with concrete, it has to be replaced. It doesn’t mean all the slabs have to be replaced though. I hesitate to say what landmark will make you do, because it depends on so many factors, but assuming the broken bluestone slabs came to their break honestly, because of tree roots for example, the only requirement is to level the sidewalk, following the rule about not patching. Now if you were a developer and you removed the bluestone sidewalk to give access to construction equipment, they would probably make you re-install what you took.
