Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

As resident2 says, I’m an architect and I’ll say it is doable. And while we’re not talking about changing the use group (1 & 2 family vs 3 & up), converting the cellar to a basement and making that its own dwelling unit means changing the C of O. It may or may not be a lot of work, depending upon the existing configuration, but if you’re on a street less than 38′ curb to curb (most of Brooklyn), this kind of change will almost always require sprinklers, not just in the basement or hall, but throughout the house. That will most likely be the single greatest expense.

Mega is unfortunately gone, a victim of Barclay’s induced rent hikes (It’s now the Chocolate Room). For window repair, we were quite pleased with Vila Window Repair. Note that we used them for restoring proper operation, not replacing glass, but we’ve no reason to believe that that aspect of their work would not be as positive

I second ebay – you’ll get a feel for what they are worth. You could also list them on craigslist for a quick sell. Rubylane.com and Antiques.com are 2 other online sellers. But ebay is the best bet.

The whole idea of IKEA cabinets is DIY. Assemble 4 base cabinets = 2 hours (I improved from 45 mins for my first to 20 mins after a few.) Be sure to use glue on the edges and, particularly, back, it makes for a much sturdier cabinet and takes 30 secs extra. Installation of the new Sektion cabinets is much easier as there’s an adjustable rail they hang from, correcting for a lot of out-of-squareness.

Have you tried using the companies that Ikea recommends? I remember using one of the recommended vendors when I designed my kitchen. I didn’t use them for the install but I know that’s something that they do as well.
