Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Several PLG blocks have speed bumps, installed after requests from their respective block associations) with no complaints. We tried to get these installed on my block (Midwood II) with no success because the fire house is around the corner and the block is frequently used by fire trucks. I wish we had Dean’s “problem”!

lol @BobMarvin well considering every fire response south of Clark street is going to hit the 3 speedbumps on Henry st which is against NYC DOT regulations…….I don’t see how these bumps can move forward. This being said still waiting for the home addresses of the BHA executive committee to be provided so I can implement an art project where we replay the noise outside our apartment at 137 Henry St from the trucks/cars hitting this speedbump on a decibel by decibel basis. It was nice CB2 responded above but BHA and NYC DOT are yet to respond to the questions.

We have a speedbump on our block in South Slope about 2 houses up from ours and our bedroom is in the front. I opposed it on noise grounds, but I have been pleasantly surprised that it has not been a real problem. The bumps that are added now are not as steep as older bumps and that minimizes the added truck noise.

Wall sconces can help–we put in a lot that have a pretty high maximum wattage, but we put them on dimmers for more control over the light.

Also, there are plenty of kits on Amazon, etc. for backlighting a tv, which can make viewing more pleasant if you’ve got a couple of inches between the tv and the wall to install it.

We’ve had them for almost 2 years on our (3) wooden-frame, single-pane 4×8 windows and love them. I hate the overuse of recessed lighting, it’s so commercial looking. I think a few cans in the kitchen, not more than 4 is good general lighting. Pendants are much better option, and there are thousands of varieties. I have track lighting, which I’m partial to as you can adjust the light, and am surprised so many hate tracks. Don’t see why you can’t light a brownstone easily. In my 20×12 living room, most of the time I have one pendant (now with a 11w led!) and the 4 track overheads (50w halogens) on half-bright. And my eyes are none too good. But then, I did paint the oppressive dark wood white.

Yes to wall sconces and overhead pendants. Also lots of table and floor lamps to prevent dark corners. Make sure you get enough outlets when you renovate — you can never have too many!

Cooper Industries makes a great recessed light (called the Mini Quiet), which is trimless so the light is flush with the ceiling and paintable. When used with a white interior “can”, the lights are barely noticeable when they are off. They are pricey, but we used them sparingly partnered with hanging lights and they were well worth it.

Is this a business account? The regulation doesn’t protect business accounts, but you should be protected for a personal account. The ease at cloning magnetic striped debit cards has made this a common means of theft. Finally banks are beginning to include chips in debit and credit cards to make theives’ life harder. Europe had been doing this for two decades, Canada for one and we’re just starting.

Have you priced Indow? When I did, they seemed very expensive. For 2x that, you can get a decent window. Why don’t people like l11201 post the price they paid?

Because nobody asked me the price I paid. But since you have, our total cost for 6 inserts, each roughly 40×55″, including tax, shipping, custom geometry (our windows are arched at the top) and installation was about $2700\. Replacing our windows isn’t an option. We’re in a landmarked 48-unit co-op. The entire building would need to replace all windows at once – a plan which we’ve been working on for years and is still a few years away. THAT will cost us considerably more in the form of an assessment (based on current numbers, our portion will be around $10k.

We installed a bunch of the Cree and Cooper lighting flush-mount LED adapter lights that fit in both cans as well as junction boxes. At $35 a piece it gave us lots of light when we need it and they’re unobtrusive. Most recessed lights are ugly anyway but cost a ton. Because they’re 60 or 75 watt equivalent each, and have diffusers, we put 4 in a room and can land planes at full blast, or just have modest fill light that eliminates dark spaces (they’re dimmable, though depending on the model the only dimmer that doesn’t cause a buzz is $60). If you go the LED route, you really don’t want hotter than 3,000k or you get that sickly blue look. 2,800 is close to incandescent light, depending on the CRI (you want it as close to 100 as possible, most LEDs are 80s or low 90s) which is the range of colors you see. I like 3000 in the kitchen and 2800 in living room.
