Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

We had Ernest Porcelli repair a leaded glass skylight many years ago. He re-leaded it and replaced some broken pieces. Porcelli is still around, as is the skylight.

I am interested in Method Restoration’s response re weather stripping. These are original windows and work with the old chain and weight system. As far as I can tell they do not have weather stripping of the type you mention: “metal type in the jams or pile type face mounted on retaining molding and parting strips”. How can I learn more about doing this kind of weather stripping? Is this something I can do or can I hire a professional to do it? Thanks much for your response.

@poise, your windows do sound very similar to ours. We had tried a few different types of weatherstripping (foam, rope caulk, etc) – and that works ok for sealing around the edges themselves, but in our case, the wood is so old and crumbly that we’d need to cover the entire frame to catch all the gaps, the draft and cold air through the very thin glass was still an issue and we’d then render the window unusable by sealing it shut completely or shrink wrapping the windows every year and live with that horrible shrink-wrapt look in addition to not being able to open the windows when we want to. The Indow panels solved those issues for us, obviously. The tops stay in place pretty much year round, but we take the bottoms out all the time if we want to open a window for fresh air.

Under-cabinet and in-cabinet lighting in the kitchen is great. Big mirrors near the windows will help reflect light into the space. Your paint colors will make a big difference too.

We had Peter at the Stained Glass Store restore our 6 stained glass windows. He’s did a beautiful job. 300 Fifth Ave in Brooklyn, between 2nd and 3rd Streets or 3rd and 4th. It’s a storefront and Peter is there all the time, so you can stop in with some pics, measurements, etc. I will say he’s very busy, so you may have to wait.

I can not agree more with your dislike of recessed lighting. In a gallery they look great because they provide very crisp high contrast light. But anywhere where you have to work in that light the contrast and strong shadows make it next to impossible. Recessed lighting so popular in kitchens makes for mistakes. (Think, have you ever seen it in a commercial kitchen?). Diffuse light not total lumens is the key.
