Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

You want it frosted then, I assume. There are sprays that do this. Not sure how good they look. There isn’t a shower so that is not a problem. I have looked on line at these spray applicatons but I rather have something done with the glass. I should have ordered with an obsure glass from the beginning. Thank you.

I don’t think there are any rules. I had double tombstone round top panes in the exterior door and a large half-high pane in the vestibule door and never put anything over them. My double parlour doors remained open all the time (the rental unit was below in the garden level so no upstairs tenants)

I don’t know if it indicates a ‘convention’ but my outside doors are plain glass while the glass of the interior door has an elaborate etching that pretty much obscures vision.

My house is the same as when I bought it – lace on the inside door only. What is the logic behind this? You can clearly see someone’s face when opening the vestibule door, before you let them in, but still have privacy for the hall? It seems a bit strange to have nothing on the front door, so my vestibule is in sight, clear as day. On the other hand, nothing is in there of any consequence, so maybe this is just fine.

It’s entirely up to you. We have a sheer curtain behind the inner door, nothing behind the outer double doors. It’s sufficient privacy for us and allows light to enter the hallway. Some neighbors have closed venetian blinds on both doors. Some have nothing.

We installed 12 large double-hung fire-rated lot-line windows in our coop stairwell the week before the blizzard that never happened. We used Kelly Windows. They also redid our four lobby windows and most of the basement windows. The guys came in at 7 AM to finish the last 4 windows on the day of the supposed blizzard so that the windows would be in place before the storm hit. Kelly manufactures as well as installs. We got a five year warantee for work and a fifteen year one for parts. They installed all the windows in four days and every one loves them. It is great to be able to actually open a stairwell window. We also looked at another coop where the windows had been installed a few years ago, and the coop was still happy with them. We use Capitol Fireproof for doors but opted fot the windows from Kelly. We are in Queens but they do the five boroughs.

Bought them this past winter for our about half the windows in our historic Victorian – what a difference! This year we will order for the rest of the windows. I’m talking about the authentic Indow windows. Local rep is Jon Hunt (jhunt@altairenergyservices.com). He will come out and laser measure then return to install. Even better, they’re not noticeable from the exterior so they don’t change the integrity of the look and no one has really noticed them internally either they blend in so well. Really there is no such thing as a finders fee. I hate when people try to take advantage. Unless he’s a locally licensed agent/broker, he’s not entitled to anything. Sorry, I’m a broker – I’ve had people ask me to pay them a finders fee for an introduction – not happening. Tell him to go jump and find a good local agent to help you. All the best.

Do not size unit by square footage. Just calculate heating outdoor and indoor gains at the hottest day, like solar gains, gains trough the wall and other building members, electric and lighting, people and so on. Take into consideration latent and sensible gains, humidity and other factors.
