Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Though if the unit’s internal safety is failing and it overloads & trips the breaker, you’d be in (call HVAC service) scenario. Surely HVAC service could immediately tell you if the incoming service is bad?

True, but the recommended HVAC guy said (on phone) that if he comes out and determines immediately that it’s just an electrical problem, it will still cost me $125 for the service call.  I took his and steam-man’s and arkady’s advice and called the electrician.  He came already (Sal from L&B, as recommended here – seemed terrific 718.431-0565) and said it is actually a problem with the thermostat, which I need to replace.  So assuming that does the trick, I guess the answer was: electrician.  Thanks.

I got estimates for similar work from 5 companies & 2 free lance & ended up w/ Home Depot.  Phone Tarna Mahadeo – 718 607 9633 or At-Home Services 631 478 6101\.  They installed 11 for me: prices were comparable to cheapest & work was excellent.  They kept to schedule, too.  Tell them Kathleen from 11th St. recommended you.

Lucky Window Products has done well for me.  They’ve done 3/4 of my windows thus far, and have done a great job.  I’ve also had no problem getting them out to come and repair the one window that I discovered had a bent piece a month after it was installed.  http://lwphomepro.com

I also used LWP Windows just this summer.  They installed two very tall windows in the rear parlor floor, and the workers did a great job, they were very neat, and they cleaned up after themselves completely when they were finished.  We’ve also ordered Hunter Douglas wood blinds from them, and the blinds should be ready for installation soon.  We found them to be professional without a hard-sell approach.  I’m going to use them again later in the fall or next spring to replace two rear windows on the third floor.  I would feel very comfortable recommending LWP to others.

I am also interested in the answer to this question.  I had a quote to install 6 Kolbe windows.  $21,000 for the windows, $500 to submit plans to Landmark.  The windows look great, but unfortunately I cannot handle this type of expense at this time.

we used Windows We Are and i’m now telling everyone to avoid them all all costs…terrible experience. still waiting for them to fix errors 5 months later! Heard greta things about Bay Ridge and plan to use them on the rest of our reno.

My first question is why do you have a window unit in a wall sleeve? If you have a properly sized wall sleeve unit in your sleeve you can put one of these plastic covers over the unit. Or you can put a fabric cover. Levi Capland
