Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I think they’re garbage as most of them are installed incorectly and I’ve had nothing but manufacturing problems with them. I sell alot more indirect water heaters and have great success with them. If you have an existing hot water boiler than go with an indirect water heater. You won’t be sorry.

 No problems with the unit, but the customer service was helpful in assisting the contractor on the initial installation. The contractor had questions on wiring, and in confirming fresh air / exhaust requirements (flue length, etc)…

I installed one in my old apartment, a RINAI, and it was the best that happened to me. Even the water felt better on your skin, not to mention the savings. You need to find a plumbers that has prior experience on tankless water heaters since the installation is a little tricky.

A customer of mine, who had been considering having me make sashes for her, went ahead with an outfit that specializes in sash replacement. I have to say, I was quite impressed with what I saw in terms of the quality of the wood work and also with how they fit in a landmarked building. I would recommend sash replacement if it can be done. Steve

If you can afford it and save the moldings for reuse (if they are good) do a full replacement. You are going to lose inches of window otherwise. Are these original windows?

We’re looking into doing sash replacement in a landmarked brownstone because the window conditions are so unique that getting a full unit would cost a fortune.  It doesn’t need to mean losing any window are as the sashes themselves are taken out, modified and put back into the existing frames.  It’s labor intensive, but in a case like ours, it could end up  cheaper than going the full route.   Either way, you’ll need landmarks approval.

I’m doing this with some upstairs windows in Bucks County.  i believe we are using Andersons, true divided light, thermal pane.  One of the issues that came up is that the all-wood ones were significantly thicker than the ones where the outside was aluminum clad…don’t know why.  Anyway, the brown clad matches what the other ones are anyway.   Have not had them installed yet so can’t report.  My contractor is an excellent carpenter and I have no reservations thathe’ll be able to make the trim look right.

these seem to be original windows. They are very old weight & chain pine windows. Why would sash replacement decrease window size? Taking out one sash and replacing using only a new jambliner should maintain the window size?? STEVE- do you have contact info who specializes in sash replacement. Thanks
