Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Landmarks does (or used to) approve sash kits, which fit wood sashes inside the existing frame with some sort of plastic tracks. When we replaced our windows in my old coop on Clinton Avenue we did those (with metal? ones in back). I think it looked awful. But landmarks approved it.

We have a mix of replacement windows — the result of gradual updates. I rate the Marvin’s first, Anderson second and the Pellas a distant third. The Marvin’s are very solid, quiet, and utterly draft free. The Pellas are skimpy and under built and the lock mechanism failed long ago. I have seen very handsome arched top Louwen’s being installed in our neighborhood and am sorry I didn’t know about them sooner — the Marvin’s are way expensive. Just make sure whatever brand you choose, you hire a good installer. Our Marvin’s were done by E-Z Tilt in Bay Ridge who really know their stuff.

I was told by a staffer at one point, that there are also some circumstances in which they will accept aluminum (NOT vinyl) one-over-one double hung instead of wood.

It is generally best as far as Landmarks is concerned to repair/restore the existing gate. I have never heard of them approving a door.

I am also looking for someone to repair/replace mine. Years ago I was broken into. The culprits managed to warp the heavy metal and eventually lifted the gate because there were bolts were not in place. I will give them marks for determination! I am not in a landmarked building.

The point is if you still wish to get an aluminum frame window or you wish to replace with some other like the vinyl one. It entirely depends on your budget. Both windows are good in their own aspects, moreover it depends on your home interior and decor too. I had earlier replaced my old pane windows with the vinyl ones because they are energy efficient and they fitted my budget. I asked for help from [value windows and doors](http://www.topix.com/forum/city/duarte-ca/TURPHF2SUQJKL1GDL) for this purpose and they offered a promising service and help. You could ask them to remove and replace the windows as they don’t charge extra for removing windows, they are pretty much affordable and you can have a perfectly fit windows for your condo 🙂

Have you looked at the place behind Lowe’s on 9th St? I think I’ve seen gates there. Even if it needs a lot of work it might be cheapest way to go.

a typical brownstone double hung window would cost more like $800-1000 per window opening to restore- $200 per is way too cheap! Top and bottom sash have to be removed, stripped, repaired, possibly reglazed and repainted ( and re-installed) window track should be stripped as well, and probably the chain should be replaced. If the parting strip gets broken or damaged in doing this, then that must be replaced. Also, there might be a need for new weatherstripping to insure a good seal, so that’s another thing. Costs can and do add up, and can make this an expensive project- although one that well might be worth it. Besides the aesthetic appeal, many in the trade maintain that an original window can be more energy efficient that replacements.

The seal is broken. Double-paned windows should be air-tight. I’ve been told it cannot be fixed & when I had one replaced the glass shattered even w/ a pro doing the work.

It might depend on the mfr. but for most you just replace the pane unit.

Take the whole sash out and take it to one of the old fashioned glass shops, the one on 5th Ave just closed, there is one way up the top end of Fulton St near Saratoga. There are a couple on MacDonald. They tend to be in non gentrified neighborhoods and locations. But, I am afraid to say it will probably go again in few years, this is the nature of them especially in windows facing south that get sun all day.

I had mine replaced as well, was not landmark or ornate – mine was plain (straight bar) no real details, the cost was $1900\. If yours is ornate and has design features that must be replicated due to **landmark** then cost will be more, plus keep in mind you may also need to get drawings done prior to fabrication. I used **ARC Steelworks** (Ramiro). They do beautiful **ornamental steelwork**, will probably use them again to fix parts of my front **brownstone fence**. Good Luck, Allan S.

Installing new windows over the old window frame is the ny way. Cheaper, quicker, and less work. Why would they securing the window with fiberglass insulation. If the building can afford, go with the larger window.
