Answering levicapland. They are not noisy at all as long as they’re sized and installed properly. It’s like anything else in life. Do it right the first time. Hiring the right contractor to the job is the key. Hire cheap, well you usually get what you pay for.

If walls are open, do regular ducted central air or high velocity.

Tankless water heater won’t heat your house. What bill said on the boiler, it’s called modulating condensing boiler (modcon) with indirect water tank. Agree about Lochinvar Knight altho there are others. You need a sophisticated plumbing outfit like Gateway or Alladin to install these.

Look into high velocity A/C. Keep away from the on-demand water heaters. They’re all garbage(in my opinin)as most contractors pipe them the wrong way. You need an electric water heater as a buffer tank for the on demands which adds extra cost to the job. Get high eff. boiler with a stainless steel indirect water heater.  You can’t go wrong. Lochinvar Knight boiler is the way to go.

you might want to consider ‘repointing’ the brick…….if mortar between bricks is old and crumbling – sealing isn’t going to change that. will always be cleaning up little pieces.

I’m just starting to look into this myself, but I found out that it may have actually been less expensive to get central air while doing our renovation rather than the split level we’re about to do now. At the time, we were over budget and behind schedule so it wasn’t an option. But if you have your walls open, it’s something to consider.

I have sealed raw brick with Thompson’s and the customers were happy.  But I am not sure that is what you are looking for.  Have you tried contacting a real mason’s yard?  I am not sure of any in the area as I do not do masonry work, but there must be some around.

As a mortgage broker I agree with the fact that you and your brother need to buy the house together.  Both of you on the mortgage.  The issue with trying to condo or coop the building, even if it could be done would be a problem for the resale down the line.  It is hard to get financing on a 2 unit project.  If you were lucky you would get a small bank like Emigrant to finance either one of you out but the problem lies in the what if, what if you convert the building and can not sell it later?  Then you are stuck with units you cannot mortgage.  If you need financing on anything, please give me a call.  Interest rates are mid 4’s on multifamily.  Have a great night!

Aside from the architectural/CO/DOB issues, converting to  a condo is not necessary if you use a Tenants in Common agreement with your sibling. You get one mortgage with both (all) of you on it, you own the building together, and the TIC agreement stipulates living arrangements and sale. “Selling” an unit is the big issue because you’ll need to find someone who is willing to do the same deal, no easy feat here. But you have the option of condo-izing (with its expenses) later, when you want to sell.

And there is the matter of certificates of occupancy and construction permits.  NYC Dept of Buildings wants to know what you are doing. So will future buyers.  If you find a two unit building and each of you owns one unit, no problem.  What if “multi-family” turns out to be a three unit building?  One of you will combine two apartments and the other live in the remaining apartment.  So, will the new configuration open the space between the common stairwell/hallway?  Probably you will want to do that, and you can, but the new C of O will make this a single family house.  If you buy a multi-floor, single family house, you can both live in it without changing the C of O, but you may need construction permits for a new kitchen or two and new bathroom(s).
