DH, the presence of smart ladies certainly does NOT preclude the existence of dumb ones. same can be said of anything – including us men. as I say to my wife often “stop complaining you didn’t married the smartest guy around cause you could’ve easily married one of those idiots you see often on the streets”

I do think that there are some opps out there, this bldg though would be for us to occupy the 1st and basment floors and rent out the top 3 apts. However there are still 2 RC tenants, so we could only reno the 4th floor apt for now and rent that for top dollar.
