This two-bed, two-bath duplex at 1218 Dean Street is another Crown Heights apartment with some nice period detail. We’re digging the dark woodwork, but from the looks of the kitchen, the details haven’t been preserved throughout. The rent also comes in steep, at $2,400 a month. But if the duplex is indeed 1,600 square feet and everything is in working order, who knows. Care to weigh in?

  1. And rob- I also said the rent was too high. my reaction was to your last comment about being a victim. I have no idea how you came to that conclusion but you’re the last person who ought to be analyzing people.

  2. Yes — I was harsh. But not ignorant. My comments were in the context of the rent… $2400!! Yes, it may be a nice house and it’s got some square footage, but that’s only getting you PART of the way to $2400. Guess what, for that sort of scratch you’d better find yourself in a pretty damn gentrified neighborhood akin to Park Slope or Fort Greene.

    Hey bxgrl, I’m not *entitled* to amenities (and I have almost no use for a dry cleaner… that wasn’t me!) — BUT you had better have a bunch more than this *immediately* vicinity has for $1200 per bedroom!

    Is it a shitty neighborhood? No. It’s pretty decent, but not even close to a $2400 neighborhood.

  3. Most floor through brownstone apts around here are going for around $1200 a month. As a duplex, this price isn’t that out of range. The kitchen is pretty uninspiring, but if all else is well, that’s really not bad.

    I truly don’t care what tyburg6 thinks about Corwn heights- its his “I know so much better than you” condemnation that pisses me off. I chose to live here- and I never choose to live in shitty neighborhoods. It may not have all the amenities his ass feels entitled to, but that doesn’t make it a shitty neighborhood.

  5. M4L, they are trying to form a BID over there, and local pols and community groups are getting ready to launch some business initiatives on the strip. There are plans to find developers to rehab the abandoned buildings, which will go a long way to bringing the street back. There is a lot of interest in the Kingston Lounge space, too, which could be the highlight of Kingston Ave, as it once was. Kingston is odd, as you have retail strips, intersperced with residential, near the park, and then the commercial/residential starts up again. It could be a beautiful street again, it has the architectural provinence.

  6. Why is this considered expensive? Hear me out…

    A search on SE turns up 28 two bedroom units in Crown Heights. Now I’m no expert on nabe boundaries, but they’re all over – Classon, Eastern Pkwy, Lincoln Pl a few blocks east of BBG, and further north just below Atlantic – west of Grant Sq like this one.

    The average for those 28 two bedroom units is $18 psf. This one happens to be the largest two bedroom in Crown Heights listed on SE, but I’m not sure its expensive. ($2400 x 12) / 1600 sq ft = $18 psf. Right on the nose.

    $2400 does seem like a lot to pay here, but for what you get (assuming it is correct), seems about right.

  7. Yeah, you’re right, Lincoln. Everything else is still the same, except the Nostrand Ave, dry cleaner is closer than the Kingston Ave one. Still one of the nicest blocks in CHN.
