This two-bed, two-bath duplex at 1218 Dean Street is another Crown Heights apartment with some nice period detail. We’re digging the dark woodwork, but from the looks of the kitchen, the details haven’t been preserved throughout. The rent also comes in steep, at $2,400 a month. But if the duplex is indeed 1,600 square feet and everything is in working order, who knows. Care to weigh in?

  1. what about the supermarket they are renovating on the corner of Pacific and Nostrand? The entire building and the store has a new face lift and the entire inside is being redone.

    There’s also a laundry with wash/fold on the opposite corner. Just sayin.

  2. sometimes i think landlords purposefully ask for ridiculous high rents in areas that are uncalled for just to herd to cattle in (and we all know who the cattle are) because once the cattle are herded in they will start whining and pouting about a lack of amenities, and then the amenities come. cattle have an annoying tendency to always get what they want in life… landlords are banking on this, unfortunately.

  3. I’m still of opinion Kingston Ave has better odds of more new retail than nostrand.

    I do hope they get 2.4k as that would be good comps for me. I cant see this being more than 1150 or so sq ft as measured per tape measure.

  4. Maybe a bit harsh, but you are correct on the lack of amenities like a dry cleaner who pick-ups/delivers, a well-stocked supermarket, a few shops for essentials, a drugstore, that sort of thing. It’s a bit of a retail desert.
    Also right on the rent. I’m not blinded by my love of this block, the rent asked is above reasonable. This particular house is nicely detailed, but it’s 16ft wide, so I think the 1,600sf is all in, including the outside walls and the common areas. Usable square footage for the duplex is probably more like 1,250sf. The house is also listed as a 1-family, so that kitchen is unpermitted, which or may not be a problem.

  5. Beautiful architecture… but still a shitty part of the city. I’m sorry, for the most part the best amenities in the immediate area are a couple bodegas that smell like cat piss.

    You can live with this for $1750, not for $2400.

  6. This is one of my favorite blocks in Crown Heights. This one isn’t the fanciest house, but do a street view, and you’ll see what I mean: beautiful block with a nice variety of architectural styles.

  7. are we joining brokers with regards to inflating sq ft? fillmore lists it at 1600 sq ft (which I find it hard to believe) and here the blog inflates it to 1700 sq ft. if legit 1600 sq ft, 2.4k is ok. but if it’s really 1200 sq ft, 2.4k is expensive. albeit the blk and overall location is pretty good for the hood
