Rental of the Day: 71 1st Place
We like the looks of this two-bedroom, floor-through rental at 71 1st Place. There are just enough details to give the place personality but it’s nothing too fancy. The house is 25 feet wide, so there’s plenty of space, and use of the garden is allowed. Top that off with a free, communal laundry room…

The rent to live in this neck of Carroll Gardens, between Court and Clinton? $3,400 a month. What do you think?

Also, I would agree with Randolph. Re: the broker, the bath, and impure thoughts.
I think before renting I would need her to prove to me which rooms would work as a bedroom.
That is the wrong exterior shot. Wonder why the broker would do that? Its a nice block, but that pic is from another building – maybe west of Court. But not a match to the listing.
This is exactly what gives brokers a bad name.
Never trust anything an eastern European tells you.
well the broker did go to rutgers and majored in psychology… (i went to rutgers and majored in psychology as well) so clearly she’s probably not the smartest bulb in the box
*rob*
Pete, they might but that would be someone who didn’t have the time to do their homework. Shared garden, 1+ bedrooms in CG go in the mid 2’s, not the mid 3’s.
Probably no coincidence Randolph has a tub AND Ivana on his mind here…
Crappy layout. I know I totally lucked out to land it, but its pretty sad that my old rental in Boerum Hill was the same square footage, better backyard (25 x 40, two mature elms), and cost a fraction (1/3rd). Smaller gardens in the nabe seem to go around 2500-2800; I’m not sure how much of a premium this one deserves with the rather superfluous office/den or stacked RR bedrooms or teeny tiny bathroom.
Just not a lot to love here, and too much compromise to ask.
grand army obvious you haven’t looked at rentals around here lately if ever. $3400 might be pushing it but they’ll find a renter for $3000 no problem.
Yes, it looks like either the floorplan is incorrect or this isn’t a legal 2-bedroom.
