Rental of the Day: 71 1st Place
We like the looks of this two-bedroom, floor-through rental at 71 1st Place. There are just enough details to give the place personality but it’s nothing too fancy. The house is 25 feet wide, so there’s plenty of space, and use of the garden is allowed. Top that off with a free, communal laundry room…

The rent to live in this neck of Carroll Gardens, between Court and Clinton? $3,400 a month. What do you think?

well, it may be rented, but there’s no way that’s 1400sf, unless you count the hallway. If it’s got a 60 foot floorplate those two inner rooms must be as dark as the catacombs of Paris.
Know someone who lives at 71- and pays alot less. Have seen the apt, typical “garden apt” issues- low ceilings and bad light. But the kitchen is new due to some previous water damage.
The exterior pic matches the interior pics unless they changed it since that was mentioned. You can see the bricks from the circular garden layout from the front bedroom windows.
You’d think for that kind of $$ you should expect a lot nicer kitchen though.
According to Core it is already rented.
Also, I live on that block and that exterior is indeed 71 1st Place.
The problem with this kind of space in extra wide brownstones is that the total square footage is great, but the layout isn’t. It doesn’t work at all for roommates, but it’s great for a couple with no kids — huge living space, bedroom, and 2 separate “offices” as well as a separate kitchen and garden. You could also use the real bedroom for 2 kids, and have the parents sleep in the windowless middle rooms, but isn’t something most people would want to do for a long time, and for $3,400/month would probably prefer something smaller but with a better layout.
BH, your old pad was that sweet and cost 1/3 of this pad here?!!!!! wow, only a nice rent stabilized/controlled pad could even come close to that.
I agree with Randi, agent girl is hot. I’m tempted to check this out just to see her.
according to streeteasy it’s “in contract”

wrong exterior photo AND it’s an illegal 2-bed?
Eh, anyone looking at the listing can see the layout. So no big deal. Most rental listings don’t even have a layout.
I think this place will fetch the ask…that backyard is going to appeal to a lot of people with children. Unfortunately we can’t check on what they get.
