The Marketplace listing is a third floor walk-up, which may be a drawback to some, but overall the apartment appears to be fairly spacious and in reasonable condition. It’ll set you back $2,400 a month, which isn’t a ton of dough for a two-bedder in Brooklyn Heights. Thoughts?

This place isn’t a real 2 bedroom. It says that in the listing. It’s about 600-700 sq ft after you take away the common areas.
Try and use your head a little.

Besides, this listing fits right in between the TWO HERE THAT YOU PROVIDED:
$2,750 135 East 54th Street 1 bed
$2,100 135 East 54th Street 550 ft²
How dense can you be?????
…
No need, just no need. Kick the trash can if you’re that pent up.
Your original statement was Manhattan comps in the same price range that were 750-800 sq ft. Now you’re saying 550 sq ft is a comp?
Furthermore, all of those apartments (plus your former unit) are 1 bedroom or studio layouts according to SE. So you’re not even willing to compare apples to apples.
That’s your basis for the lame attempt at insulting my intelligence?
For a share that’s not too bad for that neighborhood.
I think it’s interesting that they describe the apartment as “mint” when it’s clearly been gutted.
this is a good share. do you really think youngsters looking for apts in primo hoods with a tight budget really care about the layout?
Some people (myself included) don’t really care if the second bedroom is a legal bedroom, esp. in a rental. I think this place is pretty cheap for the location, mainly because it’s basically, kinda crappy looking for BH. In lesser ‘hoods, this might be considered great condition, but I think you should expect a bit less dingy in BH.

Call the building, dumbass. it’s for rent.

BH, you thinbk that captures everything for rent??? You do know how to find a nice apartment in an area you want don’t you??? You ask the doormen. If there’s a particular building, you tip the doorman to get a call.
Just because something isn’t on the internet doesn’t mean it’s not out there. Christ.
…
OK, big guy. You’re totally right. A market rate apartment is exactly like an insider sublet deal.
You made a flat unqualified declaration. I called you out for being wrong. Now you’re trying to back peddle.
The last word is all yours, dibs.
