Rental of the Day: 76 Henry Street

The Marketplace listing is a third floor walk-up, which may be a drawback to some, but overall the apartment appears to be fairly spacious and in reasonable condition. It’ll set you back $2,400 a month, which isn’t a ton of dough for a two-bedder in Brooklyn Heights. Thoughts?
76 Henry Street [Halstead] GMAP P*Shark
The first floor was the original location of PEAS ‘N’ PICKLES, which illegally removed the facade and replaced it with a roll-down gate. Landmarks made them replace it.
The windows on this building were illegally changed about 20 years ago, for non-compliant windows. They may have gotten away with it, but I suspect this is a long-standing violation.

PS The bedrooms in the M units at 135 are about 22′ x 20′
…
It just so happens the sale listing for 135 East 54th Street #6M in Midtown is still on SE. So is the floor plan.
bedrooms?
No, try one, not two.
22′ x 20?
Huh…that doesn’t really seem all that close to the actual measurement of 11’8″ x 16’4″. The LR (must be THAT was the second bedroom – who needs to entertain anyway, its just a crash pad) is 12’6″ x 21’6″.

sorry DIBS – you just got pwned.
…
You can say that again, my friend.

North Brooklyn aka smelly industrial brooklyn
Yeah, and then one of the renters starts reading brownstoner and decides not to pay the rent b/c he finds out it’s not a legal bedroom.
That usually ends up well.

With closets btw. Something I bet this unit doesn’t have in either “bedroom.”

Yes, renters have lower standards, we all know that.
The law on what’s a legal BR doesn’t apply to them????
“This place isn’t a real 2 bedroom. It says that in the listing. It’s about 600-700 sq ft after you take away the common areas.”
it’s a rental – “REAL” two bedrooms don’t matter at this price point. if it’s got 2 rooms that can fit a bed that have doors, it’s a 2 bedroom.
