  1. Hah–I missed the whole neighborhood bash. M4L never need to bite your tone out of respect for me. I know what’s coming. And its all fair to a point. But its never as bad as the kinds of hysteria one reads on line. That’s all I’ll say. I live right here very happily.

    You are right that the center staircase in the Irving house makes it feel much more spacious than houses of similar size with the side staircase.

    forgot if this or the house nearby on irving was the one I nearly bought for 700k. it was perfect size for 1-family. the center stairs makes a huge difference in these skinnier houses

  3. I’m only a house or two further in on my block than this Rutland house, and noise from Flatbush is not an issue at all. You’d be surprised how quickly it dissipates once you turn off the main thoroughfare. Now, noise from the kids skateboarding right out front, that’s a different issue. That block of Rutland is fantastic, and the corner of Rutland/Flatbush is one of the less objectionable in PLG. Two well-run Yemeni bodegas that don’t sell beer. Price is high for <2000sf, but the landmarking/details are great and the block is among the nicest in Brooklyn. Way, way superior to the Clinton Hill one for transport and the park alone.

  4. Well yeah, Archterrorist–no subway cut nearby, for one thing as well as inclusion in the Manor and PLG HD. Of course there would be a considerable price difference.

    In any case, the Tudor-revival houses on both blocks areb both unusual and beautiful.

    I can’t add much beyond what MM wrote. 1914/15 is correct, according to the HDC Designation Report [BTW, you can download a very good PDF of the designation report from the LPC website]. There’s an almost identical row of houses across Flatbush Avenue on Chester Court. Those tudors are outside of both Lefferts Manor and the PLG HD. I understand that there is a possibility that Chester Ct might eventually be designated as a separate historic district.
