i have to agree with crunchy granola, this price is appropriate,these tudors are lovely and they are unique to lefferts manor and brooklyn in general. also this block is one of the nicest with all 3 and 4 story houses. it also has a very strong block association.
I saw Irving this weekend and agree with some of the comments above. The renovation is very well-done and it is a lovely space, but with some oversights (no A/C, they destroyed and removed an original fireplace on the parlor floor). According to the broker, they spent $400k on the renovation. Does that sound right?

Ah, sweet vindication. See, I was not being a hater–I was just sharing actual personal experience.
Nomi, if the amenities in PLG were the same as Park Slope you couldn’t afford a house in it either. Services are fine. What services are you talking about? There is an excellent small, independent pharmacy on Lincoln and Flatbush. The Duane Reade on Flatbush and Parkside and the Rite Aide on Bedford on the CH side are better than Park Slope’s in what they stock. The supermarkets are albeit slowly getting better, and there are very good needed services like drycleaner, tailor, shoe and jewelry/watch repair near each other on Flatbush right on the way to the subway. We do need the extras. I’d personally love a good bakery, someplace to buy last-minute gifts when we don’t have time to run to Park Slope (one stop away on the subway or 5 minutes by car) and a place like Blue Apron where we could get good cheeses and gourmet items. I’ve heard such businesses have been trying to open in PLG but looking for more reasonable rent.

Didn’t make it to Irving, but did some web research instead and found the current owners bought the place about 2-3 years ago for 840. The renovations look nice in the photos but this is a 15 footer and Irving is NOT part of the historical district, has abandoned houses on the block (thanks google street view), and the place is right next to a school. So, who decided the owners should get 1.2M for their good taste in reno? Where is the 90 year Mary Kay Gallagher to tell these sellers that they’re greedy? Problem is the brokers are too.
Having spent lots of time in the Rutland house, I can assure you that you can definitely hear Flatbush quit loudly. I have also been in houses just as close to Flatbush on Midwood street, and you can’t hear the traffic at all. Not all streets are the same.
I asked my friends who still live in Lefferts Manor (quite happily) and they said that the apartment buildings at Rutland and Flatbush are still a serious noise issue. They said the building have certainly gotten better over the years, but there are still real problems with all-night hanging out and music. I suggest anyone considering this house visits on some war, summer nights to check it out.

Thank you. So, I’m not going mad. Or deaf. The church is beautiful. They recently refurbished the steeple; it’s lovely. I’ve been yards away from it for 13 years. Though, not on the same street, so cannot speak to the horror of people actually getting married at a church.

Nomi, maybe I was unfair. I’m a old-time Brooklynite who still remembers when black kids from Red Hook would get chased out of Carroll Gardens by gangs of white kids carrying baseball bats. I’d be thrilled to know it was more diverse than it used to be.
But I’m concerned that you actually feel the need to aggressively defend your “people” (of which I am one). Do you honestly believe that white privilege needs to be defended (like Ms. Palin does)? Isn’t it possible to recognize white privilege without being ashamed of being white?
It appears the alleged lack of “services and amenities” in PLG aren’t the only things that suck, Nomi.
