it’s my understanding that prospect heights stops at washington street. the west side of washington is prospect heights, and the east side is crown heights.
St Felix/6th ave has one big flaw–other than the narrowness. The top floor layout has a nice master suite, but the front bedroom has no bathroom access, meaning it can only be used as a study. Personally, I prefer to have the master on the second floor and put the kids on top. This layout won’t allow that.

St Felix is actually 393 6th Avenue according to the BHS site. Nice house but aggressively priced for its size (15 x 36 per floor, according to Property Shark). Even if you include the basement/laundry room floor, the asking comes out to $785 per square foot, for a house on an avenue that certainly isn’t loaded with period detail. Without the basement floor, we’re talking almost $1050 per square foot. No.

On the Crown Heights listing, I’m thinking it’s not always a good thing to use the ole “location location location” slogan as the realtor did on her web listing, not when the house is located on such a big busy street. Seems the other attributes should be pointed out first, instead of location. Plus what’s the bottom floor? Looks like it was a build-out to make an office for a doctor or dentist. Ahhh, I see, I think I answered my own “location location location” question!
the eastern parkway house (which really could be argued is part of prospect heights) is a beautiful house underneath the crap facade they added a few y ears back…i believe they were operating a moving company out of there.
Okay I’m going to sound like the seller or like I have an agenda, but I love the St. Felix house. They made good choices in the reno. The layout is great. Good flow, very liveable. Like with the dining room in the front so the living room can open onto the deck in back. The bedrooms are nice sizes. Large laundry room as well as a den in the basement. I also love the kitchen – so refreshing to see something other than dark marble countertops and steel appliances, for once! Alas, the price. Way beyond our reach.
