A couple of weeks ago we were describing the block of Clifton Place between Franklin and Bedford Avenues as “decidely ungentrified” but we may have to dial that down now that we’ve seen this new listing at 201 Clifton Place. Turns out that a decade ago someone (with quite good taste) converted this two-story carriage house into a very cool loft-like residence. In addition to the private parking, we can’t get enough of the exposed beams and ceiling; the exposed brick and skylight are also a nice touch. No exact square footage is given but we’re guessing there’s a little less than 2,500 square feet of living space–along with lots of outdoor space. Really well done. At $899,000, this is a heck of a “condo alternative” in our view.

  1. The zoned school is PS 270, I’ll let you look it up at insideschools.org and greatschools.com. Most of the schools are underutilized in that part of Brooklyn, so it’s not that hard to transfer within District 13. PS 11 has its supporters and detractors, but it’s definitely further up the gentrification ladder.
    Do look at Joshi’s comment; having unwittingly purchased a problem property, I wouldn’t recommend knowingly doing it, unless it’s the deal of the century.

    The upstairs ‘pantry’ has a dorm fridge, and no room for another.
    Way overpriced for the square footage.
    Also rumored to already have an accepted offer- despite the recent shooting on the corner.

  3. The taxes are probably so high because the property used to be commercial (class 4, taxed similarly to multifamily class 2). Another example of the City’s baloney taxation policies that have little or nothing to do with the value of a dwelling.

    Perfect for any car that can drive through steel plate.

    “a legal single family home that is configured as two separate loft apartments”
    A building without a CofO, classified by Finance as a garage.
    Caveat emptor.
