A couple of weeks ago we were describing the block of Clifton Place between Franklin and Bedford Avenues as “decidely ungentrified” but we may have to dial that down now that we’ve seen this new listing at 201 Clifton Place. Turns out that a decade ago someone (with quite good taste) converted this two-story carriage house into a very cool loft-like residence. In addition to the private parking, we can’t get enough of the exposed beams and ceiling; the exposed brick and skylight are also a nice touch. No exact square footage is given but we’re guessing there’s a little less than 2,500 square feet of living space–along with lots of outdoor space. Really well done. At $899,000, this is a heck of a “condo alternative” in our view.

  1. There’s no COO on file and it’s zoned as a gas station…
    and has current tenants on the lower unit “quietly renting”…

    Though I personally don’t mind the block, and think the interior reno and finishes appear to be stylish – those other factors seem like they would have too many legal and financial implications esp at asking price of 899k

  2. i think the exterior is nice- love the windows. i have bars on all my tiny windows now. and you wouldn’t be living behind the roll gate, benson–that’s the garage. its has a garage door. to house 2 car parking. awesome!
    see, you always treat your own personal taste as objectively superior to everyone’s else, and then accuse others of the same thing. you’re all projection.

  3. Could someone provide the link to where is says you cannot remove the roll up gate and change the front door? I’m pretty sure you are still allowed to remove the bars.
    If the building could have the class changed to residential the taxes would probably be half of what they are.

  4. I think Mr.B doesn’t like exposed bricks and/or beams in a brownstone, but doesn’t mind them in old industrial spaces, like a loft or a garage that has been adapted to residential use. Anyway, I kind of agree with benton, people like the decoration so much they’re shutting their eyes to the location and exterior.

  5. The block before and after have improved dramatically over the last five years. There is potential for this block. Still, it is an ugly, industrial block.

    The space has potential as well. Obviously reno’d on a budget. Unless they insulated over the roof, the exposed beams on the top floor are a heat killer.

    I love the exposed beams but I’m a little surprised B’stoner mentioned liking the beams and brick. He has constantly trashed these elements on this site over the years.

    I am not interested in being a poser, imagining that I live on the set of “Taxi Driver” or someother “urban, gritty” theme park.

    Folks on this site go apoplectic over a Fedders AC duct, yet conveniently ignore the hideous steel plates and roll-down door of this piece of crap. If this were new construction, or were located in Bensonhurst, I would bet good money that the thread above would be completely different.
