This house at 1230 Dean Street was featured as a House of the Day way back in 2007 when the owners, who had paid just $427,450 for the single-family house in 2004, had the hubris to ask $1,650,000. (At the time, we wrote ” this place had no business being listed at $1,650,000.”) Over the next couple of years the asking price was gradually reduced, finally ending up at $999,000 last summer. The listing was yanked in September and just reemerged with a price tag of $985,000. Think it has a shot now or still too pricey?

  1. On the 2007 HOTD thread, there’s heated debate regarding the CH neighborhood, with some posters calling it a “ghetto” and suggesting that, although this street is beautiful, the surrounding neighborhood is unsafe, and that “Crown Heights gentrifiers live in a bubble.”

    With Dr. Montrose eloquently refutting.

    and agree with nomi. outrageous ask would make me predisposed to push even harder on seller, frankly.

  3. It’s one of the nicest blocks in Crown Heights. I think the listing price is still aspirational, but a bit closer to reality. I really love the backyard, and the details. It’s pretty small compared to the grander houses on St Marks. I think they would be lucky to get $800,000.

  4. Ok, some facts, here. This house is indeed on a beautiful block of brownstones, most designed by architect Albert White in the 1890’s. This particular one is not White’s, nor was it muddled with a garage and more modern facade. It was built this way, the last house to be built on the block, designed by Adolph Goldberg in 1923-24, back when the Tudor/Medieval look was very popular in middle-class homes. Hence, also the more modern interior than your turn of the last century Victorian row house.

    That said, they wanted waayyyyy too much back then, and there was no way anyone was going to pay that kind of money. This is still high, but getting there. I’m going to say that it will go for low $800’s. Maybe not now, but who knows. $500’s, $600’s are not realistic.

    Back to the absurdity…seems like often times these overinflated houses are designers/archs or pseudos who fancy themselves as such. Wonder what the back story is on the owners. No harm in trying (initially), but kind of amazing they continue to completely divorced from reality.

  6. I would hardly call this house an ugly duckling. Love the stone and brick work. Brownstone exteriors are beautiful, especially in large groupings, but they’re hardly distinctive.
