This house at 1230 Dean Street was featured as a House of the Day way back in 2007 when the owners, who had paid just $427,450 for the single-family house in 2004, had the hubris to ask $1,650,000. (At the time, we wrote ” this place had no business being listed at $1,650,000.”) Over the next couple of years the asking price was gradually reduced, finally ending up at $999,000 last summer. The listing was yanked in September and just reemerged with a price tag of $985,000. Think it has a shot now or still too pricey?

I know M4L, Bergen is def. a better SRO buy than 1234 Dean.
But if I can’t get financing for an SRO, what’s the point of dreaming of stripping wood details, opening up fireplaces, sanding inlay wood floors and redoing kitchens/baths.
Textpert, think that Bergen one might be better deal vs. 1234 Dean. if one is going to do the work, rather buy one that’s 200k less expensive. Limestone is also a plus
Well a “classic” SRO is more desirable in Brownstone Brooklyn.
Heather, I agree. 1234 Dean is really nice looking and in my price range, but the SRO issue scares me off.
odd that it’s both “gracious” and an SRO. hmm. maybe that’s where heather got the B&B idea.

1234 Dean is pretty much my dream house, and the price isn’t completely out of reach.
What I was wondering about SROs is, couldn’t one legally run one as a bed and breakfast?

Yeah.
Little Google legwork reveals the owner had a cup of coffee (e.g., one game played) with a New York professional football team back in the 80s. The NYT did a feature on the luxury of having a garage awhile back (he was down to $1.199m when they quoted him). It’s nice having 3 parking spaces (garage + driveway + curb cut) but gimme a break.
Today’s HotD is truly a head scratcher.
