This new brownstone listing at 73 Willoughby Avenue isn’t perfect but it’s still pretty nice, nice enough that we suspect its $1,499,000 asking price will attract some interest. Two negatives: The house is only 40 feet deep and it’s been cut up into three units. Two positives: Nice bones and good location. Now for the market to decide.

  1. I don’t know this part of Fort Greene.
    Is it a good street?
    It doesn’t look so pretty on Google maps street view.
    And it looks like its a long walk to the subway.
    What’s the location really like?

  2. i would make the current living room a dining room / office combo (somehow). turn the parlor bedrm into the living room and create a back deck or at least stairs to garden. would be a very comfortable 2 bedrm with income then.

    if you could bring in 3000 per month from the rentals, then this is a good deal.

    I agree. And if they waited ’till after Summer they’d get more as prices start to rise.

  4. 40 feet is standard so no neg there.

    3rd neg (or 2nd): Non-square top story unlike brownstone to the right. This type of top story is usually found in 5-story’s.

    So, no special attraction at all. Should “L” at no more than a 0.875 mil (1 whole mil if it was a square top story!). Bubblicious like the rest of ’em. Pop!

  5. If property shark is right, then either the broker is wrong about a 68′ deep garden (and that would only be on the easterly side, as the lot is askew and the westerly side is 104′ deep) or else property shark is including the front garden in the building dimensions.

    Still, I wonder where property shark gets its information for building size…
