This new brownstone listing at 73 Willoughby Avenue isn’t perfect but it’s still pretty nice, nice enough that we suspect its $1,499,000 asking price will attract some interest. Two negatives: The house is only 40 feet deep and it’s been cut up into three units. Two positives: Nice bones and good location. Now for the market to decide.

    I never bought an individual unit of bread. i suspect if I went into the bakery and asked for an individual unit of bread, I’d get laughed at at best.

    If I went into my deli here near the office and said I wanted roast beef on two individual units of rye with Russian there’d be even bigger trouble. 🙂

  3. You know my strategy for dealing with the 8000 DOW. Anyone who tried to time it most likely did not and if they stayed out, completely missed the rally. Which, by the way, has not stopped. Talk about opportunity cost!!!!!

  5. The ask prices certainly don’t cash flow, but if you look at the prices things are actually selling at, it’s reasonably close. Of course, it all depends on your assumptions, such as where rents will go (and while the recession will drag on, it won’t likely become a depression), how much you factor in for repairs, what occupancy rate you use, etc.
