This new brownstone listing at 73 Willoughby Avenue isn’t perfect but it’s still pretty nice, nice enough that we suspect its $1,499,000 asking price will attract some interest. Two negatives: The house is only 40 feet deep and it’s been cut up into three units. Two positives: Nice bones and good location. Now for the market to decide.

  1. 40′ is pretty standard too, perhaps a tad on the short side. typical lot is 100′. i like 40 footers as it leaves more garden and, more importantly, the houses seem to suffer less of the dark dungeon effect of many grand brownstones.

  2. This is a new twist on an ensuite bathroom.
    It is tout ensuite alright.
    Unfortunately I think the owners have value engineered most of the charm from the house, and if not for the charm, why take on the headaches of a hundred year old house?

    Lovely flower pots though. I think I will copy them.

    Apparently some day it’s going to stop snowing, although I don’t really believe it myself.
