Decent looking house, nice location. If you could flip it into garden rental, owner’s triplex would be super sweet. 1.35 is my prediction for sale price.
40′ deep is pretty much standard in my experience. I don’t think I have seen a 50′ deep one without an extension. So size is not the issue here.

Quick question, does the building depth include the stoop area? I only ask because we recently looked a property that is listed by the agent and city as being 45′ deep, but it was quite obvious from the floorplan (and meausurements I later took) that it was only 40′ deep. The only other place I could figure that 5′ was coming from was the stoop and front patio area before you get to the street.

wow, there are three bathrooms in the owner’s duplex 3BR. seems like overkill.
the duplex would make a pretty sweet 2BR, if you turned the “master” into the dining or living room.
I saw Fresh Direct delivering in Bed Stuy. The delivery guys looked like hipsters. They were not hot. A delivery service without hot delivery guys is kind of a bummer.
Weird layout and I’m not a fan of the parlor level kitchen. The cabinets look cheesy and why is the tub in the bedroom and the toilet in a closet? lol
I think the lot is over 100′ deep (one record I see has an irregular lot size of 20′ 5″ by 108′ 4″.)
DIBS — I think 40′ is a pretty standard depth on 100′ lots (excluding extensions on the bottom floor). 50′ and 60′ depths for the entire house are less common.
