Here’s the first new house listing to hit the market this year: It’s a two-family clapboard at 226 11th Street in the South Slope. While not as grand as some of the houses to the north, the four-story property has plenty of detail and charm. The only hairy thing about it is that the first two floors are currently being used as a yoga studio and acupuncture office. The asking price is $1,279,000. Reactions?

I understand where you are coming from, southbrooklyn, but, if let’s say you needed to get out of a house at no less than 845k, would you price right at 845k or start at 860k or so knowing that you will come down in negotiations? Not to say that this house is only 15k overpriced (IMO it’s way more overpriced than that). I guess maybe the difference between the example I gave and this HOTD is how much is “well above” what they expect to get.

  2. Sellers pricing well above what they actually expect to get? This does not strike me as a sound strategy, actually, and speaks to everyone’s ongoing confusion about where the market stands.

    I think the location is fine…not for me…but fine. Not every location is for everybody. If we all loved the same area, rents and purchase prices would be crazier than they are now. My problem with this joint really comes down to price and amenities for that price. I’ve heard that home sellers are pricing well above what they actually expect to get in an effort to, after much negotiation, get what the price they actually want. What do you think this will settle for in the end? (I’d simply consult the widget for the answer to this, but the reasoning behind what each person puts in tends to vary quite wildly.)

    Not only is this house not in my zip code, but it’s not even in Park Slope.

    You on the other hand went crying to Mr. B to have me banned from brownstoner when I said Brooklyn Heights had a lot of old people.
