Here’s the first new house listing to hit the market this year: It’s a two-family clapboard at 226 11th Street in the South Slope. While not as grand as some of the houses to the north, the four-story property has plenty of detail and charm. The only hairy thing about it is that the first two floors are currently being used as a yoga studio and acupuncture office. The asking price is $1,279,000. Reactions?

  1. Dave, you are missing my point. But anyway, I wouldn’t pay anything close to 1.279 to have a renter and one tubless bathroom. And in Gowanus no less. Nothing wrong with Gowanus per se, but there is definitely something wrong with Gowanus for 1.279 and a tubless bathroom and two commercial renters.

    If they meant to say that the lower two floors are not commercial at this time, they did a poor job of spelling that out. As it sounds, there are only 2 floors that you actually live on. And to pay that 1.279 to have to renovate the lower floors to a “spacious living space” is nutso.

    but it is still btwn 3 and 4 ave.
    not much traded over 1 mio, even at the peak. (except 229 which hooked 1.4, but that looked like a nice renovation too.)
    don’t think a hairy ppty commands the premium post apocalypse.
    call it an even million.
