Here’s the first new house listing to hit the market this year: It’s a two-family clapboard at 226 11th Street in the South Slope. While not as grand as some of the houses to the north, the four-story property has plenty of detail and charm. The only hairy thing about it is that the first two floors are currently being used as a yoga studio and acupuncture office. The asking price is $1,279,000. Reactions?

It might be a nice block, but if I recall correctly, it’s in the shadow of a big new apartment building that takes up the whole block on 4th ave btwn 12 and 13th.
Yes, a floor plan would have helped immensely here. Mr. B…your new year’s resolution should be to refuse to give press to listings/agents that are too effing lazy to include a floorplan. Pictures only do so much.
Don’t knock yoga, rob. It’s quite a good thing for mind and body if you practice regularly.
This is the best block in the south end of gowanus and one of the best collections of renovated frame rowhouses in Brooklyn. Across the street is a frame with nice exterior detail and a mansard roof that went for $1.4m at near peak. Not sure how the interiors compare. I can’t imagine it would take much to reclaim the lower two floors as living space, unless moving or adding a kitcvhen is involved.

With this setup, the broker needs to do a better job of describing the leases and including a floorplan. Just plain lazy if you ask me. Although many are lazy and stupid.

I realize that, 11217, but at that price and in that location and with that bathroom, I still gotta say no. I’m sure it will work for someone though.

Most of the homes highlighted on brownstoner have tenants of some sort. You are still purchasing the entire house.
I’d think commercial tenants would bring in more income (perhaps) than residential which might account for the higher pricetag. That would be worth exploring before writing the place off as too expensive. Those two tenants might be paying a sizable portion of the mortgage which would make many people MORE than happy to reside on the upper 2 floors.
