Here’s the first new house listing to hit the market this year: It’s a two-family clapboard at 226 11th Street in the South Slope. While not as grand as some of the houses to the north, the four-story property has plenty of detail and charm. The only hairy thing about it is that the first two floors are currently being used as a yoga studio and acupuncture office. The asking price is $1,279,000. Reactions?

    Let’s see, in one thread you have written that I am ignorant, old (memory is the first thing that goes -an awful thing to say to another human being, if you think about it) and finally a snob. Sigh…
    I don’t agree with you on some issues but it is childish to call me names. You’re not going to silence me or drive me away from the site. I like expressing my opinions here.

  2. I realized halfway through these comments that this is where I have gone many times for acupuncture. The acupuncturist is also the owner of the house.

    The ground floor has a nice kitchen and full bath – there’s nothing to do to convert it back to an apartment except lock the stairwell. It’s spacious and – dare I say it – really peaceful.

    The yard is nice, the owner is a great, honest person, the block is tranquil, and there is absolutely no sign, sight or sound of the subway. There is a pretty typical 4th Ave tire place on the corner that isn’t too attractive, but as soon as you step foot on the block, it switches to great community block. Only other factor is it’s not in a good school zone, but it’s still district 15, so that leaves a number of potentially good options.

    is no way to price a house assuming you want to sell it.
    it is a good way to get punished if your pricing is not related to current comps.

    does everyone really think their home is special? what you bought it for will not determine what you sell it for.

    Good thing because if I owned that house, I’d be in Lowes all the time. First, I’d have a demolition crew in there with sledgehammers in the bathroom; what IS that? Then get the floors back, the pickling doesn’t work there, sorry. But I hope the owner gets 1.2 because that means the market’s BACK.

  5. 11217, you basically called the man ignorant for expressing his opinion about the location. There is no fact to dispute here, only one man’s opinion. I think opinions on Gowanus can differ quite a bit. Some think its a neat up and coming area, some think its a desparate attempt to re-brand a Superfund site.

    I don’t happened to think the location is awful, but I’m not about to call someone ignorant for thinking as much.

    I do think you won the boob job, debate, however.
