This cute one-family at 220 Seeley Street just hit the market with a price tag of $1,250,000. It’s got some very nice original details (parquet floors, beamed ceilings) and that holy grail of New York real estate, its own driveway. The broker is unknown (to us) but did a thorough job on the listing. What do you make of the price?

  1. In the nicer, safer parts of Philly, this kinda house goes for 80-90k tops.

buckfast, you have absolutely no clue what you are talking about.

You probably can’t afford anything in center City.

And Fishtown’s a bit of a hike (driving) from Center City.

  2. “than please explain the 50 gazillion free parking spots in the projects :-/”

rob if you were as ‘ghetto’ as you claim to be you would know that there are no empty parking spots in the pjs and the parking spaces are assigned and spoken for. Spara is close to being correct.

    ——-

“even though the projects would be occupied by people too poor to own a car.”

spara, that was the thing with the pjs. They were NOT intended to be occupied by people that poor. Instead they were built for the working poor and it was assumed they too would aspire to the American dream and car ownership.
So they had used chevies and not caddys. Still needed a place to park.

  3. I’d say Windsor Terrace is more comparable to East Falls: beyond walking distance to Center City, modest but nice housing stock, near really great parkland. Northeast Philadelphia would be comparable to Canarsie or other postwar areas of Brooklyn. A house like this in East Falls would list for somewhere in the $250-$300k range.

  4. I’ve been to Fishtown about 25 times.

It might be gentrified, but it’s crappy and crime is still high there.

It’s not half as nice as Windsor Terrace.

Dave, who owns a home in Philly can shed more light on this issue if he so chooses.

You’re comparing Northeast Philadelphia to Windsor Terrace? Really??

  5. why do u argue about things u know nothing about 11217? Fishtown is a mostly gentrified hood now,and its a 10 min. walk to downtown Philly. When i said same kind of house,i meant in a similar hood.Such as Northeast philly.

  6. I know very few people, other than a few senior citizens and a few youngsters just starting out on their own, who do not own a car in brooklyn. It is the one thing that poor and rich have in common. Cars. Rob is right most public projects have tons of parking and the residents use it. People take the subway to work if they can, but they have cars at home, or live with someone who owns a car.
You have to have a ton of money to buy a home in Brooklyn but not to buy or lease a car.

  7. “It’s listed as a 3-bedroom – guess what, the third bedroom is the living room!”

Interesting. I see 3 bedrooms on the floorplan, plus a living room. Granted one of the bedrooms is tiny, but it’s still there.

    It’s 2000 square feet for #1,290,000. That’s $645 psf. And monthly cc’s are only $426 a month.

LOTS less than this place is asking in Windsor Terrace.

That Berkeley Place apartment looks terrific, in fact.

  8. “In the nicer, safer parts of Philly, this kinda house goes for 80-90k tops.”

    No it doesn’t.

Here’s a similar home for sale in Philly…3 bedrooms…probably around the same size, no garage, nice enough area.

    Listing price is $769,000.

Even this house in fishtown (certainly not as nice as Windsor Terrace) is 200K. And this place looks rather ghastly.
