I have the same thoughts and experience on this matter.
Can’t really comment on Fishtown….it’s a neighborhood whose boundaries are somewhat in flux and I’ve not spent any time there. I suspect on a block-by-block basis it may be OK.
That place looks expensive for that far away from CC>

11217, that listing you posted in the Art Museum/Fairmont area is probably one of the more up and coming areas. it was very slow to start in the late 1990s – early 200s but has really gained momentum and surpasses other, closer-in parts of Center City.
Let me have a look at the Fishtown listing….
