The owners of 88 Prospect Park Southwest in Windsor Terrace paid $895,000 for the 1,750-square-foot townhouse in 2006 and, from the looks of it, did a pretty comprehensive renovation. Now they’re asking $1,150,000 for the place. The listing portrays the house as a good condo alternative, which isn’t a bad way to think of it, given the size and finishes. It’s pretty pricey on a per square foot basis for a house in this area but for someone who wants to be right across from the park in a totally refinished space maybe it’ll do the trick.

What about Manhattan PRICES, 11217? How are they YOY? I’ll tell you: DOWN. The collapse cannot happen without volume, a bottleneck at the exit if you will.

Would be expensive and instrusive to install real central air…as would require duct work..and often not feasible in house like this. Some of the ductless system could work.
I am not advocating against central air folks. Just a jab at those who are so environmentally conscious and anti-SUV cars that many things they enjoy are think as requirements are not so friendly either.
And right Benson, central air in new construction probably is pretty efficient (compared to old house). and 1750 sq ft is pretty good size house. Same as I have upstate (with central air – but no hummer).
Total nventory for sale in Manhattan is down to 8,907. First time I’ve seen it that low in over a year…maybe more like 2.
It was up above 11,000 last year.
It’s kind of amazing how much crummy looking housing stock lines PPSW. There are a few nice apartment building, but they are in the definite minority.
Ha! The co-op apostate infuriates the “my house is my castle” crowd. Relax guys, there is plenty of room in Brooklyn for everybody. I said this house is cute. it is a cute cottage, but it ain’t worth a million-plus bucks nor is it comparable to a luxury million-plus buck co-op or condo.
It is a little, modest place with no wow factor other than a roof and a front door that locks.
BHO, I don’t know that neighborhood at all but I’m kinda agreeing with you that both of those prices sound mind-boggling for the luxury of coming home to that facade!!!!
