The owners of 88 Prospect Park Southwest in Windsor Terrace paid $895,000 for the 1,750-square-foot townhouse in 2006 and, from the looks of it, did a pretty comprehensive renovation. Now they’re asking $1,150,000 for the place. The listing portrays the house as a good condo alternative, which isn’t a bad way to think of it, given the size and finishes. It’s pretty pricey on a per square foot basis for a house in this area but for someone who wants to be right across from the park in a totally refinished space maybe it’ll do the trick.

  1. AC is crucial for this location, since you’re on a two way street with a bus stop right near by. That’s good for commuting, but should bring down the value for those who value the health of their lungs. Noise 24/7 is factor too. Wonder what the butter stick went for in the end. I’d guess the owner wants to recoup, so it won’t go below 950. But $1M is so 2007.

  2. These hotd threads are too much. Every house is overpriced, ugly, surrounded by other ugly houses, etc. I’m dying to see where all the critics live… Did anybody actually go see this house?

  3. Cute hous, no idea about the price. It’d be nice to be across from the park, but given the traffic on PPSW, it might be better to be around the corner.

    Air Conditioning is for the weak and frail.

    no, they did not live fine. you are talking about just AC in general right? i dont know how people did it back in the day. i had to endure 4 ENTIRE summers in nyc without AC and it was an absolute disgusting nightmarish hell on earth miserable experience ever. i could not even IMAGINE having to have to endure no AC and then on top of that no cable, no internet, no video games, etc. i give older people much credit tho for having endured that kind of life back then. i would go insane.

  5. I’m with Minard — that is a teeny-tiny house. Cute, but teeny. Fitting the munchkin theme, there is only one teeny closet on the 2nd floor!

    A finished basement would make it just barely enough for a family of four. But no pics, so who knows?

  6. definitely not landmarked block. Very little of Park Slope is and nothing around here.
    But, again, Aren’t we just assuming this is current condition of facade? just because Mr B posted the pic
    (maybe from propshark?) ……Is there not real possibility that facade does not look like this?
