The owners of 88 Prospect Park Southwest in Windsor Terrace paid $895,000 for the 1,750-square-foot townhouse in 2006 and, from the looks of it, did a pretty comprehensive renovation. Now they’re asking $1,150,000 for the place. The listing portrays the house as a good condo alternative, which isn’t a bad way to think of it, given the size and finishes. It’s pretty pricey on a per square foot basis for a house in this area but for someone who wants to be right across from the park in a totally refinished space maybe it’ll do the trick.

Let’s drop the ideological discussion on Central Air. This is the 21st century. If you want it and can afford it, you should get it.
Miraculously…for thousands of years people lived just fine without central air conditioning until it became popular what…like 50 years ago…?
Seems like a waste…probably “need” to use it what…like 10 or 20 days per year in NYC…?
Why would this block be landmaked? The buildings are very mediocre.

snappy, it’s so silly to do a gut reno and not do central air. imo, of course. My house was less than 20k for two zoned central air and it’s a lot bigger.
Like benson pointed out, central air is less environmentally bad than some people say. Of course, if you’re gonna live with no AC at all, then it is. But window units are not efficient compared to exterior condensors. Part of the reason is that the big units run at 220v which is inherently more efficient than 110v.
My experience is the same as bensons, even tho I came from a modern renovated 1400sft coop. My electric last summer for 2000sft (which I allowed to spill into the open basement as well) was less than it was in my 1400sft coop.
What is that current facade made of?
remolded/renovated, why not do central air?
Its the cost my friend as you probably already know. It will cost about $60 to 75K to do central air here plus lost space for soffits and tons of dust!
This house overall is an excellent alternative to a condo but that facade is hard to overlook…maybe another $20k to redo it. We think it will sell after it is reduced to ~$995K.

I would also argue that the same holds true for certain stretches of PPW, but I’m treading on holy ground there.
